Why Piper’s?
Good day. I am Harriet Stone, President of Piper’s Landing. Since you are looking at our web site and have reached the part where we tell you Why Piper’s, I thought you might like to know, from our Board’s point of view, why we think Piper’s is not only a wonderful place to live, but why a purchase here makes infinitely more economic sense than at many other places called “private communities.” When you’re considering the purchase of a home in a private golfing, tennis and boating community, you ask yourself many questions. After you’ve picked a home that suits your needs, played our championship golf course and taste-tested our chef’s qualifications, what is the most important question you ask yourself before you can choose one private golf community over another? It separates one community from another. Isn’t it: What’s the financial stability of the community? At Piper’s Landing we believe the membership and financial structure of our community is the deciding factor. Our property owners association (POA) and our country club combined years ago into one entity known as Piper’s Landing Inc. dba Piper’s Landing Yacht & Country Club. We are the only residential gated golf community in the area with this structure. This saves our members money on sales tax (we are exempt on our dues and fees), and property taxes (all property taxes on the common areas of the community, including all the amenities have been divided equally by the number of residents, and it has been allocated to each member’s individual property tax bill)! No other community in the area can boast they have this unique situation. Consider…At Piper’s Landing we have a mandatory golf membership…That means that everyone (all of our 302 property owners) is a full golf member, and everyone pays the same amount for refundable equity, non- refundable initiation and annual club fees. We’re all equal! This makes for a homogenous, harmonious community with complete financial stability. Some other club communities have only mandatory social memberships (with golf, marina and/or tennis optional), thereby creating factions in the community when it comes to spending priorities and financial stability. Some other club communities are not mandatory at all. Once again this creates tension, and ultimately the community may become semi-private and ultimately public gaining members from the outside just to keep their fees competitive. We believe our golf course is a tremendous asset to all who live here. It supports our lifestyle and our home values. By everyone being a golf member, whether they play a lot or a little…it guarantees the financial support required to maintain a first class “gated private country club community”!
